As a full-service management company, we offer: •Tenant screening We require each potential tenant to complete an application, then follow up to verify their employment, rental history, (we check for any tenancy actions or evictions!) and of course credit & criminal history. This helps assure that your property will have the best tenant possible. •Collecting the rent We offer your tenant(s) the ability to pay us online, in person (our building is open 24/7 via drop box) or the by postal mail. We officially call this the no BS excuse of paying the rent on time! •Collections and evictions Unfortunately sometimes this happens, even to the best of tenants. If rents are not paid by the 6th of the month, we begin the processes necessary to collect rents or evict tenants. Don't worry, we have your back 100% of the entire way, including executing the warrant of removal. (The Lock out) •Handle all tenant complaints and repairs Let's face it this is the part of the gig most dislike. Collecting the rent is the easy part. Being on call every day for the entire year stinks! Tenants can call us, text their local agent, email us, & if a true emergency; call our 24/7 call center. •Maintenance services When anything is needed regarding your rental unit(s) we will help you analyze the situation. You may use our professional contacts or your own. Regardless of whom you use we then quarterback it for you. •Regular property inspections We do announced & un-announced visual drive byes of your property from time to time, staggered intentionally. When maintenance services arise either us or the person/company designated to perform any service will also report back to us a quick visual report. •Accounting We can provide numerous reports including tenant rental histories, property rental histories, tax information to your accountant, and a host of other reports with the touch of a button.
